Unforeseen and unexpected losses can happen as the result of natural disasters, weather, and other events beyond anyone’s control. Protecting your stored goods from such losses is your responsibility. While precautions are taken to provide you with a safe and secure storage environment, your self-storage facility is not responsible for losses that may occur. For that reason, we offer Bader Company – an inexpensive, optional protection plan to safeguard your stored goods.

WHY BADER COMPANY

Because there’s a need for such coverage. Often, customers who store their goods are moving and are between homes. As a result, they may not have a homeowner’s, renter’s or other insurance policy in effect to protect their stored goods. But even when they do, these policies often restrict the amount of coverage for goods stored away from the insured’s residence.

Bader Company was especially designed to provide self-storage customers with low-cost protection for their goods while in storage. Bader Company is available in $2,000, $3,000, or $5,000 coverage limits with NO deductible if you use a disc or cylinder lock ($100 deductible for all other claims).

WHAT DOES BADER COMPANY COVER?

Bader Company covers you in case of loss or damage to your goods from all the major perils pictured below.

What is Covered?

Your personal property, while it is in your unit (leased premises), against the following:

  1. The following are Covered Causes of Loss. Covered Causes of Loss means direct physical loss or damage to property covered.
    1. Fire; lightning; windstorm; hail; tornade; hurricane; explosion; sonic boom; smoke; aircraft; vehicles; riot; strike; civil commotion; vandalism; sinkhole collapse; volcanic eruption; earthquake; certified act of terrorism
    2. Falling objects, provided the building is first damaged by such falling objects: weight of ice, snow, or sleet; collapse of buildings or any part hereof
    3. Water Damage: The term “Water Damage” means accidental discharge or leakage of water or steam as the direct result of the breaking or cracking of any part of a system or appliance containing water or steam
  2. The following are additional coverages:
    1. BURGLARY: The term “Burglary” means the act of stealing insured property by forcible entry into the securely locked leased premises provided there are visible marks of such forced entry upon the exterior of the leased premises. The mere absence of a lock or padlock does not constitute visible marks of forcible entry. You or the facility owner must immediately report loss under this coverage to the appropriate law enforcement authority. Theft or unexplained disappearance is not covered unless caused by “Burglary”.
    2. DEBRIS REMOVAL: The most that will be paid under this additional coverage is 25% of the amount the insurance company pays for the direct physical loss or damage to Covered Property including the deductible (if applicable) to cover the necessary expense incurred in the removal of debris of the property following a Covered Cause of Loss. Payment under this additional coverage will not increase the applicable Limit of Insurance.
    3. TRANSIT: Direct physical loss or damage to Covered Property while your Covered Property is in transit to or from a scheduled premises leases by you and within 100 miles of this scheduled premises lease by you which is caused by or resulting from the following: fire, collision; upset or overturn of a motor vehicle or trailer upon which it is being transported.
    4. EXTRA RENTAL EXPENSE: The most that will be paid under this additional coverage is 25% of the Limit of Insurance to cover the extra expense you may incur for rental of substitute premises when occupancy of the original premise is prevented as a result of damage to such premises by a Covered Cause of Loss. Payments under this additional covered will not increase the applicable Limit of Insurance.

What is Not Covered:

  1. We will not pay for loss or damage to any of the following accounts; bills; currency; documents; records; deeds; evidences of debt; securities; money; notes; stamps; animals; birds; fish; jewelry; watches; photographic equipment; firearms; precious or semiprecious stones; furs; fur garment or garments trimmed with fur; bullion; gold; silver; silver or gold plated ware; goldware; silverware; platinum or other precious metals or alloys; contraband; or property in the course of illegal transportation or trade; vehicles, trailers or watercraft stored in the open at the leased premises or in transit.
  2. We will not pay for loss or damage to personal property caused by or resulting from any of the following:
    1. Delay, loss of use, loss of market, or any other consequential loss.
    2. Dishonest or criminal act committed by you or by anyone else to whom the property is entrusted for any purpose. This exclusion applies whether or not such persons are acting alone or in collusion with other persons.
    3. Voluntary parting with any property by you or anyone entrusted with the property if induced to do so by any fraudulent scheme, trick, device, or false pretense.
    4. Unauthorized instructions to transfer property to any person or to any place.
    5. Neglect of an insured to use all reasonalbe means to save and preserve property from further damage at and after the time of loss.
    6. Acts or decisions, including the failure to act or decide, of any person, group, organization, or governmental body.
    7. Wear and tear; any quality in the property but causes it to damage or destroy itself; gradual deterioration; insects; vermin; rodents; birds.
    8. Loss or damage caused directly or indirectly by flood, storm surge, surface water, waves, tides, tidal waves, overflow of any body of water, or their spray whether driven by wind or not.
    9. Loss or damage caused by: mechanical breakdown; artificially generated electrical current, including electric arching, that disturbs electrical devices; appliances or wires; cigarettes or other smoking materials, unless fire ensues; discharge, dispersal, seepage, migration, release or escape of Pollutants. “Pollutants” mean any solid, liquid, gaseous or thermal irritant or contaminant including smoke, vapor, soot, fumes, acids, alkalis,chemicals, and waste.
    10. Theft or unexplained disappearance.
    11. Mildew, fungus, bacteria, wet or dry rot, atmospheric conditions or changes in temperature, breakage of glass or similar fragile articles, or decay.

CLAIMS CHECKLIST

In the event of a loss, please follow these simple procedures to ensure that your claim can be processed quickly and fairly.

  • If your loss is due to burglary, holdup, vandalism or malicious mischief, the policy requires you to file a police report.
  • Your should secure the remaining goods in storage to prevent further loss or damage.
  • Do not dispose of any damaged goods until our claims adjuster has inspected them.
  • Make a list of your lost or damaged goods with identification numbers, gather photos, receipts or other proof of ownership and value.
